Our Process
1. Choosing Us
At this stage, you select us to carry out your inventory services. We are a professional, family-run business offering a friendly and personal service backed by many years of property experience and knowledge. All of our clerks receive thorough in-house training and consistently work to the highest standards.
2. Get in Contact
Once you’re ready, you can reach out to us by calling 07398788066 or emailing Hello@InClerk.com. You’ll have a single point of contact throughout the entire process, ensuring clear, simple, and consistent communication from start to finish.
3. Booking Your Service
We’ll arrange a time that works best for you. Simply let us know your preferred date and the service you require. We provide professional Inventory, Check-In, and Check-Out reports for residential properties.
4. Inventory & Check-In
We carry out a detailed Inventory and Check-In report, documenting the full condition of the property at the start of the tenancy. This includes clear photographs, meter readings, alarm checks, cleanliness, and a formal key handover with the tenants.
5. Check-Out Inspection
We revisit the property and compare it against the original inventory report completed at the start of the tenancy. Any changes or differences are carefully recorded and supported with photographic evidence.
6. We Organise
We can liaise directly with tenants to confirm appointment times and explain the check-in or check-out process, including what is required from them. We attend the property at the agreed time to guide tenants through the inspection, hand over keys at check-in, or collect keys at check-out.
7. Report Compilation
We use modern technology and efficient systems to ensure a fast turnaround on all reports. Our process is designed to be time-effective, allowing us to deliver completed inventory documentation promptly after the inspection is carried out.
8. What’s Included in the Report?
Each report includes a detailed breakdown of every room and item within the property, supported by clear photographic evidence. We record all relevant meter readings, document keys released or received, and test smoke and carbon monoxide alarms to help ensure full safety and legal compliance.
9. What Happens Next?
Once the report is completed, all relevant parties are provided with a copy. There is then a 7-day review period during which any queries or concerns can be raised. After this period, the report is considered accepted by all parties
10. Ongoing Support and Guidance
We remain available throughout the process to provide guidance and support where needed, drawing on our property management experience to assist both landlords and tenants.
